Dubai Office Prices by Area: A 7.5x Spread From DIP to Downtown

Dubai's office market is usually discussed as a single number — vacancy rate, average rent, total transaction volume. In practice it's a dozen different markets wearing the same label. We pulled every active for-sale office listing on Bayut and grouped by area to see how wide that gap actually is.


Methodology

Every figure below comes from live Bayut listings, filtered to:

  • For-sale offices only — active listings with a valid asking price and floor area
  • Verified Dubai locations — cross-checked against the location catalog to exclude listings mislabeled as Dubai that actually sit in Sharjah or Abu Dhabi
  • Minimum 15 listings per area — thin markets are excluded so the average isn't skewed by one or two outlier listings

Price per sqft = asking price ÷ built-up area, averaged across all qualifying listings in that area.

The volume leader isn't the price leader

Business Bay carries 700 for-sale office listings — roughly 30% of every office-for-sale listing in Dubai — but sits mid-table on price per sqft, well behind Downtown Dubai, DIFC, and Sheikh Zayed Road. It's the market with the deepest inventory, not the most expensive one. If liquidity (ease of finding a buyer or a comparable unit) matters more to you than prestige address, Business Bay is where the actual transaction volume is.

Downtown Dubai and DIFC sit in their own tier — AED 7,100–8,100/sqft, more than double Business Bay's average — and both have thin inventory (33 and 44 listings respectively). These are exclusive, low-turnover markets.

Buying vs. renting

Across Dubai, 17,941 offices are listed for rent versus only 2,334 for sale — a 7.7:1 ratio. Most participants in Dubai's office market are tenants, not owners. That skew is even more pronounced than in the residential market, where rent-to-sale ratios for apartments typically run 2:1 to 3:1.

  • Cheapest: Dubai Investments Park (DIP) and International City Phase 2 — full offices from AED 871K–1.5M
  • Most liquid: Business Bay — 700 active listings, the deepest pool for finding or exiting a position
  • Most expensive: Downtown Dubai — averaging AED 36.3M, but that buys prime CBD floor space unavailable anywhere else in the city
