Dubai Villas & Townhouses Rental Market: Who Are the Winners and Losers?

I decided to analyze rental transaction data from the Dubai Land Department (DLD) to understand what's really happening in Dubai's villa and townhouse rental market.

With rents starting to soften in some communities, is this finally the moment when tenants can afford the villa they've always dreamed of?

The number of new rental contracts in July increased by 16% year over year, reaching nearly 1,300 contracts, while the median rental price declined by 10%.

The increase in new rental contracts was primarily driven by three- and four-bedroom villas.

At the same time, rents have become more affordable. The median annual rent for a three-bedroom villa declined from AED 160,000 to AED 150,000, while four-bedroom villas saw an even larger drop, from AED 250,000 to AED 220,000.

Communities Seeing the Steepest Drops

The sharpest declines in villa rental prices last month were recorded in Dubai Hills, DAMAC Lagoons, Tilal Al Ghaf, Mirdif, and Dubai South, where median annual rents fell by double-digit percentages compared with last year.

The median annual rent for a villa in Tilal Al Ghaf declined from AED 310,000 to AED 238,000, while in Dubai Hills it fell from AED 340,000 to AED 283,000.

Fewer Tenants Are Renewing

Another interesting trend is that fewer tenants are choosing to renew their existing leases. The number of renewal rental contracts declined by 13% year over year, suggesting that tenants are becoming increasingly price-sensitive and are more willing to search for better deals elsewhere.
