Jumeirah Village Circle (JVC) in Figures: Best Rental Yield or a Value Trap?
I decided to analyze rental transactions from the Dubai Land Department (DLD) to understand how gross rental yields compare across Dubai communities.
Based on new tenancy contracts signed since the beginning of 2026, Jumeirah Village Circle (JVC), Arjan, and Discovery Gardens currently offer the highest gross rental yields in Dubai.

Please note that the analysis is based on new annual rental contracts only, excluding renewals. Rental yields are calculated by comparing rental and sale transactions for similar units within the same building.
The yields shown are gross rental yields. Net rental yields are typically around 2 percentage points lower after accounting for service charges, maintenance fees, and vacancy periods.
Focusing on the last three months provides a more representative view of current market conditions. Even then, JVC remains among the top-performing communities in terms of gross rental yield.

The more important question, however, is how long these yields can be sustained — and what they imply for property prices in JVC.
1. Rental Prices Are Starting to Soften
Since February 2026, the median rent in JVC has fallen from AED 108/sq ft to AED 87/sq ft in July. If this trend continues alongside the growing supply of completed units, rental prices could return to levels last seen in 2023.

The decline is even more evident when comparing the most recent three months with the same period last year. The median annual rent for a one-bedroom apartment has fallen from AED 74,000 to AED 70,000, while studios have declined from AED 50,000 to AED 46,000.

2. Rental Yield Starts to Compress
Looking at one-bedroom apartments in JVC, it is clear that rental yields have been steadily compressing. The trend has become particularly noticeable over the last month, with the gross rental yield falling to 6.2%, compared with an average of 7.6% over the past 12 months.

A 6.2% gross rental yield translates into roughly 4.5%–5.0% net after accounting for ownership costs. At that level, the return is only modestly higher than what investors can earn from relatively low-risk savings accounts or fixed-income products, while real estate still carries vacancy, maintenance, liquidity, and market risks.
3. Property Prices in JVC Remain Stable
Interestingly, secondary market property prices in JVC have remained broadly unchanged over the last three months compared with the same period last year, despite transaction volumes falling by more than 30%.

My take: Rental yields are compressing while property sales transaction volumes are declining, yet property prices have remained resilient. If these trends continue, prices may come under pressure as the market adjusts to restore more attractive rental yields. The growing pipeline of completed projects entering the market could add further downward pressure on both rents and property prices.
