- Sale price — the current asking price of the listing for sale from Bayut
- Median annual rent — the median of the 50 most recent 12-month rental contracts transacted in the same building, bedroom type, and size band (Dubai Land Department data, last 90 days)
Formula: Gross Yield = Median Annual Rent ÷ Sale Price × 100
This matches how institutional investors underwrite JVC assets — not by what landlords hope to achieve, but by what comparable units actually rented for.
