Only 313 Dubai Listings Have Dropped Their Price Twice — Here's Where They Are

A landlord who lists at 120,000 AED, then drops to 110,000 AED, might be testing the market. A landlord who then drops again to 100,000 AED has accepted reality.

Two price drops is the signal that separates genuine motivation from noise.

We applied that filter to every active listing in Dubai — rental and for-sale — tracked over the past 90 days. The results are striking in both directions: there are far fewer truly motivated sellers than the market narrative suggests, and where they cluster tells a clear story about local supply pressure.

Where Motivated Landlords Are Renting

Jebel Ali Village dominates by a significant margin — 32 listings with multiple drops, nearly double second-place JVC. This points to a specific dynamic: newer supply in historically undersupplied areas meeting softer-than-expected demand.

What This Tells You

Rental oversupply is concentrated, not widespread. The communities with motivated landlords — Jebel Ali Village, JVC, DAMAC Lagoons — share a common thread: significant recent delivery of new units into areas still building their residential identity. Demand hasn't caught up.

The sales market is structurally different. With 34 motivated sellers across all of Dubai, buyers should not expect meaningful price drops on most properties. When a seller has dropped twice, it's an outlier worth acting on quickly.

Price drops cluster by phase of development. Communities appearing in both lists (JVC, Business Bay, Arjan) are in a mature phase where oversupply creates consistent pressure across ownership types. Communities appearing only in one list reflect more specific imbalances.
